Pre-intake for the first mortgage consultation: opt for a brief context check

Choose a context check, not a digital pre-assessment

The practical choice is a brief pre-intake that prepares the consultation: ask about the type of client, purchase timeline, main question and any topics that require further explanation. Then send a confirmation email stating what the client can bring and what will be discussed during the appointment. Do not promise that the answers will already result in a maximum mortgage, approval or suitable advice. Vereniging Eigen Huis states that personalised mortgage advice is based on an individual's personal situation and future plans. That is a useful boundary for the workflow: the intake provides context, while the adviser assesses that context during the consultation. Student debt, self-employment or a temporary contract may be a reason to prepare targeted questions, but not to suggest an outcome in advance.

Turn four answers into a visible consultation agenda

Use one consistent tool in the CRM or appointment note: a context card. Its contents are as follows: before the appointment, check each lead's client type, purchase timeline, main question, submitted documents and person responsible for follow-up. Have the staff member or adviser record one follow-up action for each field: send general information in advance, clarify documents, or reserve time for a specific topic. This prevents the confirmation email from becoming disconnected content and the intake from becoming a long form. The available passages describe orientation and the advice context, but do not substantiate that pre-intake or CRM integration demonstrably improves lead quality or advisory time. Therefore, treat the context card as an internal working method that you must test yourself for completeness, client understanding and usefulness in the consultation.

Make room for choices that arise during the purchase

A first consultation does not have to be solely about borrowing capacity. If the context check shows that the buyer wants to renovate or make the home more sustainable, the adviser can mark this as a discussion point without anticipating a financial outcome. NHG states that buyers are already engaged in financial planning when purchasing and are therefore more receptive to long-term decisions. That observation justifies an agenda item, not an assumption that sustainability measures are suitable or beneficial for every client. Therefore, end the confirmation email with a clear boundary: the preparation helps to understand the situation; calculations, advice and choices are assessed together during the consultation.
