First time right starts with a file decision before submission

Choose a pre-submission decision, not an additional document round
The practical choice is to have every file go through one fixed decision point before submission. At that point, check not only whether the data is present, but also whether its origin is clear, the explanation of deviations is easy to read and someone owns every outstanding item. This gives the adviser room to manage context and exceptions instead of reconstructing them only after a follow-up query. The supplied NHG passage describes source data as data accessed directly from where the original information is held and mentions the consumer's consent. This supports a way of working with fixed data sources, but does not prove that a file will therefore always be accepted at the first assessment.
Use source data to reduce retyping, not to outsource file logic
According to the second NHG passage, relevant data can be loaded directly into advisory software; it cites less administration and less risk of errors because data from payslips or other documents no longer needs to be retyped. That is a practical reason to use source data early in intake. It is not a substitute for advice: the source passage makes no statement about assessing exceptions, completeness for every lender or approval outcomes. Therefore, make it clear what comes from a source, what explanation the adviser adds and which question remains open. Mortgage information also has a specific source context: the Kadaster manages public registers containing, among other things, title deeds and mortgage deeds and states that this data can be requested directly from the source. Use that origin as file information, not as an automatic conclusion about financeability.

Make the pre-submission register the practical tool
Use this decision register for each file: for every deviation, record the data source, file owner, explanation for the lender, checkpoint and submission decision. Briefly discuss the register before the file is sent: what has been confirmed by the source, what still needs explanation, and who will complete it? This turns a pre-submission process into a concrete decision point rather than a general quality ambition. The scope is limited to the supplied passages on source data and Kadaster mortgage information; they contain no approval rules, no comparison between lenders and no evidence of a first-time-right percentage. This article does not provide individual mortgage, financial, legal or professional advice; always check file requirements against the lender and the specific client situation.
