Fixer-upper in the pre-intake: discuss structural risk before the mortgage consultation

A fixer-upper requires preparation, not a provisional outcome
Make “fixer-upper” a reason for a short pre-intake. Ask whether there is a structural inspection, report, quotations and renovation plan. According to Vereniging Eigen Huis, a structural inspection is a thorough visual inspection of a property's structural condition. The passage also states that such an inspection provides insight into any defects and repair costs. Use these documents to organise the customer's questions; do not infer from them what the property is technically worth or what financing may be possible.
Set the advisory boundary early and clearly
The AFM describes suitable advice as a statutory duty of the mortgage adviser and identifies affordability as a fixed component of it. The Dutch Government states that the maximum amount that can be borrowed to purchase a home depends, among other things, on income and the value of the owner-occupied home, and that a mortgage of up to 100% of the property's value is possible. This makes a fixer-upper more than a housing preference in the intake: the adviser needs information about the property, intended works and the client's own funds. The supplied passages describe the purpose of a structural inspection and general rules on suitable advice and borrowing capacity; they do not determine a financing outcome, structural condition or suitable advice for an individual customer.
Use a single decision register for handover to the consultation
Make preparation actionable with one CRM record per fixer-upper customer. Record the following for each fixer-upper customer: inspection available, documents received, stated cost items, outstanding advice question, owner and follow-up date. This register only directs process actions, such as requesting documents, sending a checklist or scheduling a follow-up. It does not replace a structural assessment or personalised mortgage advice. The outstanding advice question remains visible precisely until it can be carefully assessed during the consultation.
